Cape San Blas lot sales are back on the rise, agents closed 15 lots in May.  The South Cape sub area lead the pack with 6 closing, North Cape 5 one being Gulf front, C30 closed 3 lots and Indian Pass 1.  Lot sales averaged 136 days on market with an average sales price of $142,723.  June is off to a slower start with only 7 lots under contract as of today.  The availability of lots in this market has drastically increased to 217.  Residential sales are up to 10 from last months 6.  North Cape San Blas closed 8 of these deals, three being Gulf front.  C30 and South Cape each closed one.  The average sales price declined to $411,080 from April’s $618,867 the days on market averaged to 94, which is a nice decrease!  As of now we have 17 homes under contract and 65 to choose from.   Cape San Blas seems to be the go-to for rentals right now considering the lack of livable homes in the Mexico Beach and Port St Joe markets.  This may be the perfect time to invest!     

North Gulf County staying close to previous months with 13 lot sales.   Dalkeith lead the way with four flipped lots, City of Wewa sold 3, while Howard Creek, Wewa, and Overstreet North each closed 2 lots.  Average sales price was $23,365 with an astounding 136 days on market.  As of now we have 14 lots under contract.  The lack of new lot listings leaves us with 141 to choose from.  Home sales in the North Gulf County market remain steady with 8 this month, grateful to say I personally assist in 6 of these 8!  ?  Wewahitchka sub area closed 4 homes, City of Wewa 2, Howard Creek and Overstreet North each delivered one.  The average sales price was $107,444 with 105 days on market.  Looks as if our consistency will continue as we have another 8 homes under contract.  We are left with 24 homes available many of which are loan worthy, that’s always s a plus for this primarily ‘fish camp’ market. 

Port St Joe remains steady compared to recent months with another 15 lots sales.  City of Port St Joe delivered 11 sales, one of which was commercial, Jones Homestead closed two, Highland View and Oak Grove each delivered one.  The average sales price is down a tad at $48,693 as are days on market (62).  The under contract numbers aren’t as strong as recent months, with just 8 contracts on hand.  As in the North Gulf County market seems the lots are selling faster than listing, see the remaining 56 lots here.  Another rise in homes sales, City of Port St Joe sub area closed 18 homes with less than ½ being damaged, while Highland View closed two for a market total of 20 sales!! The average sales price was $194,265 with 93 days on market.  As of now we have 10 homes under contract.   Pushing these homes aside we are left with 31 to choose from with a decent mix of damaged and move in ready. 

Mexico Beach made up for the slack of April with 26 lots closings in May!  St Joe Beach lead the way with 16 sales, while Mexico Beach delivered 9 and Beacon Hill one.  Of these transactions 5 were Gulf front.  The average sales price was $142,723 and 136 days on market.  Currently 15 lots under contract.   Unlike other markets the listings are on a consistence rise, we now have 121 lots available.  Residential sales are down quite a bit but thanks to two Gulf front sales over $1million each the average sales price last month was $503,275 and 105 days on market.  Of the 10 sales Mexico Beach delivered 4, with St Joe Beach and WindMark beach each delivering 3.  Appears our high volume number of sales will return this month with 23 homes under contract.  There are 75 homes currently available, many being pre- construction DR Horton houses in WindMark Beach and of course still quite a few damaged.
