Cape San Blas lot sales doubled over September with 15 closings. C30 closed 7 lots (6 lagoon front, 1 Bay front), Cape San Blas North closed 6 lots (1 Gulf front), and Indian Pass closed 2. The average sales price was up again to $281,367 with yet another decrease to 54 days on market. There are currently 10 lots under contract. Leaving 107 lots to choose from. The Cape San Blas residential market had the opposite effect of lots with a slight decrease in home sales, delivering  13 closings.  Indian Pass lead the pack with 5 sales (1 Lagoon front), Cape San Blas South 4 (1 Gulf front), Cape San Blas North 3 (1 Bay front), and C30 brought up the rear with a renovation project. These sales averaged $837,515 and 54 days on market.  We still have a large number of homes under contract (22) and 42 on market.  This by far is our most expensive market and seems to be the one with the greatest activity.

North Gulf County lot sales were cut in half to only 7 closings. City of Wewa moved 4 lots, while Wewa, Overstreet North and White City each closed 1. The average sales price dropped to $19,500 with increased days on market to 68. We have another 11 contracts currently on hand. There are 103 lots on market, starting as low as $9,500.  As the Cape, North Gulf County also saw a decrease in home sales, with just 4 closings. One sale each for sub areas of Howard Creek, Wewa, Dalkeith and White City. Sales averaged $121,750 and 32 days on market. We have 6 homes under contract and 24 to choose from.

Port St Joe maintained September’s status with just one sale.  This Oak Grove lot closed at $70k after 39 days on market. There are 4 lots under contract, 2 in the Marina Village commercial district. We currently have 21 lots on market. The residential market in PSJ followed trends of other markets with just 10 homes sales. City of Port St Joe sub area closed 6, Highland View 2; one closed by Team 98’s newest agent, Carter Dorsch accounted for the highest neighborhood sale since 2005! Jones Homestead and Oak Grove each closed one home. The average sales price was $357,190 over a 54 day period. As of now, there are 15 homes under contractleaving 43 for the picking. 

Mexico Beach lot sales were cut in half from last month with just 6 closings. The Mexico Beach and Overstreet South sub areas each closed 2 lots while St Joe Beach and WindMark Beach each closed 1. The average sales price ($114,917) dropped while our days on market increased to 118.  Number of lots under contract are down to just 2. If the ‘beaches’ is where you want to be, have no fear there are 100 lots for the taking. The Mexico Beach residential sales rose by 1 over September with 13 closing. The Mexico Beach sub area closed 9 of these homes (1 Canal front), while St Joe Beach and WindMark Beach each closed 2. The average sales price was down a touch to $510,585 as were days on market (47). There are 18 homes under contract hopefully granting us a nice November. The majority of the 136 homes available are new construction by DR Horton in WindMark Beach Phase II. 

While sales have slowed, we here along the Forgotten Coast aren’t worried, this is typical for this time of year. If you have a home or land for sale, please don’t be discouraged rather take this season of Thanksgiving to relax, enjoy loved ones and be grateful for all you have!
