Cape San Blas lot sales were right at half of what they were in August with just 12 sales in September. SR30/C30 corridor closed 4 of these lots, Cape San Blas North and South (1 Gulf front) each closed 3 lots while Indian Pass closed two Gulf fronts. The average sales price was $529,417 and 49 days on market. Current under contract and active listings can be found in the accompanied October report. Residential sales were also down from August with 9 sales in September, see those here. Cape San Blas North had 7 sales (2 Gulf front), SR30/C30 corridor and Indian Pass (Gulf front) each closed one home. The average sales price was $1,044,433 with 66 days on market.
North Gulf County also had a decrease in land sales, with just 3 closings in September. Two sales were in Overstreet North (1 Creek front), with our final sale of an improved lot in Dalkeith. The average sales price was $115k with 183 days on market. Current contracts and active listings can be found in the following October report. In September agents were able to close 5 homes in this market. Two in Howard Creek, with one each in Dalkeith, City of Wewa and Overstreet North. The average sales price was 148,850 with 68 days on market.
Port St Joe maintained its lot sales numbers with two more closing in City of PSJ sub area. These sales averaged $107,450 and 233 days on market. Residential sales in this market doubled over August! September delivered 15 sales all within the City of PSJ sub area. The average sales price was $305,660 and 74 days on market.
Mexico Beach only saw a slight decline in lot sales, with 21 closings in September. The Mexico Beach sub area lead the pack with 9 sales (1 Canal front), ST Joe Beach 6, WindMark beach 4 the Beacon Hill and Overstreet South each closed one lot. These sales average $204,586 and 233 days on market. Home sales remained consistent with August, with another 26 closings! Once again, the Mexico Beach sub area closed 11 of these sales (2 Canal front, 1 Gulf front), St joe Beach closed 8 (1 Gulf front), WindMark beach 6, and Overtsreet South had one sale. The average sales price was $602,383 with 74 days on market.
