Cape San Blas lot sales remained intact for another 12 sales in October. The SR30/C30 market closed 7 of our sales (1 Bay front), Cape San Blas North and South each closed two lots, while Indian Pass brought up the rear with one sale. The average sales price was $145,933 and 116 days on market. As of now, we have 38 lots under contract and 102 to choose from. Residential sales saw a nice rise in October with 16 sales! Cape San Blas North closed 9 (1 Gulf front), Cape SAN Blas South (1 Bay front 1 Gulf front) and C30 (1 Gulf front) each closed 3 homes. The average sales price was $717,350 and 36 days on market. We have 22 homes under contact and 19 on market.
North Gulf County also remained steady in land sales with another 3 closings in October. Overstreet North, Honeyville and the City of Wewahitchka sub areas each had one sale. The City of Wewa sale was a development ready tract of 37 lots. We are hopeful to see what the developer brings. The average sales price was $94,577 with 116 days on market. We have 12 lots under contract and 128 remaining. Another 5 homes sold in October, three in the Wewa sub area, 2 in the City of Wewa sub area. The average sales price was $107,000 and 32 days on market. As of now, we have 15 home under contract, and 34 available.
Port St Joe lot sales doubled to 4 closings in October, all within the City of PSJ sub area. The average sales price was $223,750 and 116 days on market. There are currently 8 lots under contract and 30 on market. In the residential market, we had 12 sales, which is a slight decline from September but included a couple damaged home sales and sales in the new Arazzo duplex development. Seven of these sales were in the City of PSJ with one in Oak Grove. They averaged a sales price of $307,675 and 30 days on market. Currently 37 homes under contract, and 23 on market.
Mexico Beach land sales were cut in half from previous months with only 11 closings. The Mexico Beach sub area as always closed the bulk with 11 sales, St Joe Beach 4, and WindMark 3. The average sales price was $447,528 and 30 days on market. There are 12 lots under contract and 59 on market. Home sales also saw a decline with only 18 closings. Once again, the Mexico Beach sub area closed 11 of these sales, St Joe Beach closed 4, and WindMark Beach brought our remaining 3. The average sales price was $447,528 with 60 days on market. We now have 39 homes under contract and 32 to choose from.
Construction across the area continues. Groundbreaking is well underway West of Mexico Beach on another gas station. The Exxon in St Joe Beach is now open. Taco Bell in Port St Joe is now hiring and has exterior walls up. Land is finally being cleared and prepped for the Burger King in Wewa.
