Cape San Blas lot sales are down by a few from last month with 18 closings in October. North Cape San Blas once again lead the way with 10 sales (3 Gulf front, 1 Bay front), Cape San Blas South (1 Bay front) and c30 each closed 3 lots while Indian Pass closed the final two (1 Gulf front). The average sales price was $208,244 with 113 days on market. As of now there are 29 more lots under contract and 176 still available; several in yet another new RV development on C30 ‘The Bayou Club’. Cape San Blas home sales rose to 23 in October. The North Cape San Blas market closed 13 homes (3 Gulf front and 1 Bay front), South Cape 5, C30 4 and Indian Pass closed a nice Gulf front. The average sales price and days on market also saw an increase to $532,565 and 113 DOM. Leading up to the Election sales are still good, as of now we have 38 homes under contract. Not too many new listings judging by the 75 remaining on market.
North Gulf County had a rise by 1 from last month totaling 9 lot sales in October. Overstreet North lead the pack with 5 sales, all in the Wetappo Subdivision, Wewa closed 2, Dalkeith and White City each closed one. The average sales price was $17,556 with 417 days on market. We now have 8 lots under contract. New listings are few and far between these days but here are the 91 lots available in North Gulf County. Home sales continue to maintain previous numbers with another 4 closings. Thanks to a newer brick home sale in the Wetappo subdivision of North Overstreet, October’s average sales price is up to $172,250 and days on market up to 102. Including the North Overtstreet sale, each of the following sub areas had one sale last month, City of Wewa, Wewa & Dalkeith. There are currently 12 homes under contract and a weak inventory with just 32 homes available in North Gulf County.
Port St Joe lot sales were down again from previous months with just 6 closings. While there were few they were mighty! City of PSJ closed 4 lots, one being the undeveloped Phase 2 of Barefoot Cottages. The development was originally platted and approved in 2006, the new buyer resubmitted the permit application in September. The proposed development will consist of 48 single family homes. October’s average sales price was $134,750 and 103 days on market. There are now 20 lots under contract, still many in Summer Pines. There are currently 44 lots available. Home sales were in a more ‘typical’ range with 10 closings in October, all in the City of PSJ sub area, many were in the currently HOT Barefoot Cottages development. The average sales price is back up to $229,530 and 74 days on market. Just as September there are currently 20 homes under contract. Inventory has risen with new construction on the East end of Garrison Avenue and an upcoming 86 unit townhome development at the corner of Garrison and Madison Street, see those and our other available listings here.
Mexico Beach lot sales took another small dip with 19 closings. The sub area of Mexico Beach closed 12 lots (1 Gulf front), St Joe Beach 3, Overstreet South 2 (1 Intracoastal), WindMark Beach 2 (1 Bay front). The average sales price was up again to $193,455 and a mere 42 days on market. There are currently 21 lots under contract and 124 up for grabs! Homes sales in this market also took a slight dip with just 17 closing. The Mexico Beach and St Joe Beach markets each closed 6 homes and WindMark Beach closed the remaining 5. Our average sales price was also down a touch to $387,588, days on market also down to just 34 – that is a positive decrease! Contracts on hand have increased from this time last month to 35, many being DR Horton’s single level homes in WindMark Beach. They’ve recently started clearing more land between the main entrance and the public parking area across from Sunset Village; I believe several of the current 45 active listings will be constructed in that area.
Covid-19 cases are still haunting us! To date Gulf County has had 979 cases (11 non resident). Our student athletes have greatly contributed to last month’s cases with contact amongst football and volleyball players. Gulf County requires a student who has been in contact with a positive Covid case to quarantine 14 days post exposure and have a negative test result before returning to school. With two of my children being negative but exposed, I have a new appreciation for our educators! Mask use in our community seems to be on the decrease as it is no longer required to enter businesses.
Team 98 regained our position of Top Producing Company in Mexico Beach for the month, and North Gulf County for the year while I thankfully also remain the Top Producing Agent in the North Gulf County market for the year!
