Cape San Blas closed 6 lots in November.  The C30 corridor delivered 3 of our sales, including a Lagoon front lot. Indian Pass accounted for two of these sales, and Cape San Blas North brought a nice Gulf front sale.  We love seeing an increase in the number of sales, however there was nearly a $100k decrease in the average sales price, and a 30 day drop in days on market.  We have 5 lots under contract, keeping the number available the same as last month (146).  November delivered 7 home sales, as in vacant land, the C30 corridor delivered 3 sales.  Cape San Blas South 2 (1 Gulf front), and one each on Cape San Blas North and Indian Pass (Lagoon front). We had minimal change in our average sales price ($828,357) and days on market (127).  Seven is the lucky number, with that being the number of contracts on hand as well.  There are 120 home on market, ranging from an older manufactured home to at only $210k to a stunning Gulf front home at $4.1.

North Gulf County had 4 land sales.  As in prior months, Overstreet North brought 3 of our sales, including a beautiful 40 acre creek front tract!  Wewa brought our final sale on a partially cleared 1+ acre property.  The average sales price came in at $82,475 in a 68 day marketing time.  As of now, there are 7 lots under contract, one lingering due to title issues.  There are still 79 lots to choose from in this market. We had a sale in Howard Creek and a riverfront sale in Wewa, averaging $235,500 in a 98 day period. There are 5 homes under contract, and the 35 on market, starting as low as $49,900.

Port St Joe’s closed 3 lots, two in the City and one in Cape Plantation of Jones Homestead.  The three averaged a sales price of $64,053 in a 90 day period. Currently, there are no lots under contract but 35 available.  Of the 9 sales in this market all but one were new construction! The average sales price of $447,611 in a 175 day period.  The 15 homes under contract are a bit more varied, as are the 88 on market.

Mexico Beach market closed 4 lots in November.  St Joe Beach brought 2 sales, while Mexico Beach and Overstreet South brought the remaining two. The four averaged a price of $$234,625 in a 90 day period. We have 7 lots under contract and 113 available.  Similar to October, November delivered 20 residential sales, which were predominantly new construction. There are 21 more under contract and 193 available.
