Cape San Blas lot sales as most were down last month.  This market closed 5 lots in November.  Cape San Blas South moved 3 lots while Cape San Blas North and C30 each closed 1.  The average sales price was up again to $293,400 with yet another decrease to 43 days on market.  We have another 5 lots under contract and 94 lots on market.  The Cape San Blas home sales were also down in November with 8 closings.  Cape San Blas North moved 5 homes (4 Gulf front) Cape San Blas South 2 and Indian Pass 1 sale.  Multi-million dollar sales are becoming more of a norm for this market, with our high sale of the month being $3,040,105.  The average sales price saw a nice spike to $1,512,169 with 61 days on market.  This market continues strong with 19 homes under contract and 33 homes left for the taking. 

North Gulf County surprisingly closed more lots than any other market in November with 11 sales.  Four of our sales were in the Dalkeith sub area, Wewa, (1 waterfront), City of Wewa (1 waterfront) and Overstreet North each closed 2 lots with White City closing our final.  The average sales price rose to $28,331 with a decrease to 52 days on market.  There are 16 lots under contract and 88 on market.  This market experienced a residential increase with 6 homes sales.  Wewa sub area accounted for 3 (1 Riverfront), City of Wewa 2 and our highest and final sale was in Howard Creek at a whopping $430k.  These sales averages $235,583 and 117 days on market.  Currently, there are only 2 homes under contract but 28 left to choose from.  

Port St Joe closed 2 lots in November, 1 commercial, and one residential.  As of now, we have no contracts on hand.  There are 25 lots available, including several RV acceptable lots and nice buildable Bay view lots.  The residential market in PSJ maintained sales as last month with another 11 closings.  All were in the City of PSJ, one being a rehab, a couple in Barefoot Cottages with the remainder being new or newer construction.  The average sales price was $382,736 with 55 days on market. There are currently 14 homes under contract and 44 on market

Mexico Beach lot sales fell by one with 5 closings in November.  The Mexico Beach sub area delivered 3 sales (1 along the dedicated beach), while Overstreet South delivered the remaining 2 (1 ICW front).  The average sales price rose to $194,600 and days on market decreased to 74.  We have a mere 3 lots under contract as of now.  Available options include these 94 lots.    The Mexico Beach residential sales rose again with 16 closings. As in the PSJ market, the bulk of these sales were new construction by DR Horton.  WindMark Beach delivered 11 sales.  St Joe Beach closed 3 homes, and Mexico Beach’s 2 sales were condos.  The average sales price is down again to $487,923 with an increase to 77 days on market.  Looking to finish out this year or start the new year a little stronger with 21 homes under contract, and a whopping 135 remaining.

The Christmas season is in full swing!  Mexico Beach held its Golf Cart Christmas Parade 12/04, Port St Joe’s Christmas Parade was last Saturday 12/10.  St Joe Beach will host a Golf Cart Parade and Wewa will have its annual City Parade this Saturday 12/17.  Several area businesses have and will continue to offer fun with visits the Grinch and Good Ole Saint Nick!  May you receive the gift of love, peace, and happiness this Christmas season!
