Cape San Blas lot sales increased to 14 sales in November. The SR30/C30 market closed 5 of our sales (1 Lagoon front), Cape San Blas North (1 unbuildable Gulf front), Cape San Blas South (1 Bayfront), and Indian Pass (1 Lagoon front, 2 Gulf front) each closed 3 lots.  The average sales price was $201,918 and 128 days on market.  As of now, we have 28 lots under contract and 101 to choose from. Residential fell but it was certainly a case of quality over quantity with 9 sales, many over the $1m mark! Cape San Blas North closed 6 (3 Gulf front), Indian Pass 2 (both Gulf front), and Cape San Blas South closed our remaining sale.  The average sales price was $1,178,371 and 82 days on market. We have another 22 homes under contract and 20 on market

North Gulf County saw a nice rise in land sales with 11 closings. The sub-area of Wewa closed 6 properties, Howard Creek 2 including a 38-acre tract, Overstreet North, City of Wewa, Dalkeith, and White City each closed one.  The average sales price was $31,682 and 72 days on market. We have 15 lots under contract and 121 available. This market closed 7 homes. Three in the Wewa sub area, 1 each for City of Wewa, Overstreet North, Honeyville, and White City. The average sales price was $175k and 62 days on market. As of now, we have 18 homes under contract, several have been under contract for quote sometimes working through clouded titles. There are 29 homes still available in this market, and still seeking loan-worthy properties. This market is made up of primarily full-time local residents who need a loan to obtain the dream of homeownership!      

Port St Joe’s lot sales remained consistent with October closing another 4 lots. Three of the 4 were in the City of PSJ sub area, one being in the commercial district. The average sales price was $126,500 and 72 days on market. There are currently 6 lots under contract and 29 on market. The residential market increase to 14 sales. City of PSJ sub area closed 9 of these sales, Jones Homestead 3 and Highland View the final. Sales averaged a price of $132,500 and 85 days on market. Currently 18 homes under contract, and 27 on market.

Mexico Beach land sales were also identical to October with another 11 sales. The Mexico Beach sub area closed 7 (1 Gulf front) of these lots, St Joe Beach 3 (1 Gulf front), our final sale was a lot in WindMark Beach. The average sales price was $266,455 and 128 days on market. There are 20 lots under contract and 56 on market. No change in the number of homes sold from October, of the 18 closings, 7 were in Mexico Beach (2 Gulf front), St Joe Beach and WindMark Beach each closed 5 and Overstreet South closed an estate style home on the Intracoastal Waterway. The average sales price was $579,009 with 115 days on market. We now have 40 homes under contract and 31 to choose from.

Construction across the area continues. The brand new Driftwood Inn is well underway and The El Governor Motel, now to be known as ‘El Governor Beach Resort’ both anticipate opening in 2022, more precise dates will be established as construction nears completion. Taco Bell in Port St Joe is now hiring and nearing their opening!! The previous home of Sunset Coastal Grill in Port St Joe is taking shape but will likely be toward the end of next year before they are ready to start seating. Sadly, the local favorite Ronnie B’s in Port St Joe has closed and looking for a new buyer. If owning a restaurant in paradise has been a dream, let me know!!
