Cape San Blas lot sales increased by one over April with 6 closings.  Five of these sales were RV acceptable lots in the C30 corridor, the remaining two were on Cape San Blas South.  Another slight decrease in our average sales price, to $136,957, but a positive in the 9 days on market.  Things seems to have picked up a bit in the last two weeks, giving us 7 lots under contract. Available properties continues to climb, see the 145 on market now.  In the way of home sales, numbers are down again with only 6 sales. Cape San Blas North had 3 closings, Cape San Blas South 2 and the final was on C30.  These sales averaged a price of $1,359,900 over a 153 day period, a nice upswing in sales price but a not so nice in the way of days on market compared to April.  Buyers are getting out a little more with 13 homes under contract.  Leaving an inventory of 150 homes.

North Gulf County closed 5 lots in May. Three of the five were in the Overstreet North market, one being a fully improved RV lot.  City of Wewa and Dalkeith sub areas each delivered one sale. This market experienced a positive increase of the average sales price to $55,480 and a nice decrease of 96 days on market. Currently there are 7 lots under contract and 94 lots to choose from.  Two of May’s home sales were in the City of Wewa with the final being a nice Dead Lakes fronted home in the Wewa sub area.  The three averaged a price of $161k in an 82 day period. Currently three homes under contract, but hoping we can secure buyers for some of the 39 on market.

Port St Joe closed seven lots in May.  Four in the City of PSJ, two improved RV lots in Oak Grove and another RV improved lot in Highland View.  Combined, these lots delivered an average sales price of $155,429 in a 53 day period.  We have 3 lots under contract and 52 available.  There were 10 home sales in the City of PSJ last month, shockingly, only one was new construction.  Producing an average sales price of $367,616 in a 93 day period.  Oddly enough, the 21 homes under contract again are predominantly existing homes.  We’ve certainly transitioned into a buyers market, with 124 homes available just in PSJ.

Mexico Beach had 9 lot sales in May.  St Joe Beach (4) and Mexico Beach (2) had a couple nice Gulf view sales while Overstreet South brought 3 slightly improved lot sales.  The average sales price was $216,311 in a 107 day period.  We’re looking to soon close the 6 lots under contract. For those looking to buy, this market offers 128 lots. Homes sales increased to 16 during the month of May.  Mexico Beach delivered 8 sales (1 Canal front) and a Sugar Sands beauty!  ST Joe Beach closed 5 homes, WindMark Beach has slowed with only 2 sales, Overstreet South had one closing.  Even with the Sugar Sands home closing at $2.4m the average sales price feel from April to $639,156, yet a minimal change in the 105 current average marketing time. Fingers crossed the 35 under contract make it to closing for a nice June. By far this market has the largest availability of 212 homes!
