Cape San Blas had a smoking hot May with 62 lot sales!! The Cape San Blas North sub area closed 22 of these lots (2 Gulf front), the C30 corridor closed 19 lots (1 each, Gulf front, Lagoon front and Bay front), South Cape San Blas had 17 sales and Indian Pass 4. Many of the lots sold in the C30 corridor were in another RV development while many of the South Cape San Blas sales were in the new Villa del Sol development. The average sales price was $143,711 and 118 days on market. Things look hopeful for another busy June with 79 lots under contract. Check out the remaining 73 lots and move fast. Existing homes sales feel by just 1 for a total of 23 closings. Cape San Blas North had 16 sales (6 Gulf front, 1 Bay front), Cape San Blas South 5, Indian Pass and C30 Corridor each closed one. The average sales price was $825,174 and 129 days on market. June should be a better month for residential sales with 60 homes currently under contract. Only 24 homes available options are limited, so make your move before its too late!
North Gulf County lot sales feel just a touch but still a great month for this market with 12 sales. Wewahitchka (1 Lake front) and City of Wewa sub areas each closed 2 lots, Overstreet North 6 lots, Dalkeith and Howard Creek brought up the rear with 1 each. The average sales price was $34,700 with 60 days on market. As of now there are 12 lots under contract. Leaving a decent share to choose from, see all 77 here. Home sales in this market were also down by one last month with 6 closings. The Wewa sub area pulled the weight with 3 closing, Overstreet North, City of Wewa and Dalkeith each closed one home. The Dalkeith sale was a rare 22 acre parcel with mobile home. The average sales price was $130,250 with 70 days on market. There are currently 15 homes under contract, a few have been in this status for a while due to overcoming title issues. Check out the remaining 17 homes available here.
Port St Joe closed another 11 lots in May. City of PSJ closed 6, Highland View 3 and Oak Grove 1. The average sales price was $106,718 and 60 days on market. We have another 11 lots under contract, leaving 33 on market. There were 8 home sales, all in the City of Port St Joe sub area, however one very large and surprising sale of an estate home which brought a whopping $769k!! Those sales averaged a price of $352,211 and 56 days on market. Quite a few ‘under construction’ homes give us the 33 under contract. Options are slim and nicer homes are moving quickly in this market, see the remaining 18 here.
Mexico Beach closed a few less lots in May but still going strong with 34 closings. The Mexico Beach sub area closed 16 (1 Gulf front), St Joe Beach 10 (6 being unobstructed Gulf view lots on Hwy 98), Overstreet South and WindMark (1 Bay front) each closed two lots and Beacon Hill accounted for the final 2. The average sales price was $221,2150 and 134 days on market. There are a currently 33 under contract and 54 on market. This market is going strong and prices are still rising. Residential sales are back up with 22 closings. Mexico Beach closed 9 homes, WindMark Beach 8, St Joe Beach 3, Overstreet South and Beacon Hill each closed 1. The average sales price was $385,278 with 55 days on market. We now have 50 homes under contract and just 21 available.
