Cape San Blas and other markets are proving the long-known theory that Spring and Summer are the best times to sell.  The Cape San Blas market closed 14 lots in March.  Cape San Blas North closed 5 lots (1 Gulf front), while Cape San Blas South, C30 and Indian Pass (1 Gulf front, 1 Lagoon front) each closed 3.   The sales averaged $248,143 over a 120 day period.  As of now there are a mere 4 lots under contract, but its still early in the month with plenty (87) left for the taking.  Home sales are up again with 11 closings.  North Cape San Blas delivered 4 sales (1 Gulf front), C30 and Cape San Blas South closed 3 homes while Indian Pass delivered a Gulf front for our final sale.  Residential sales averaged $1,173,564 over an 82 day period.  March home sales are off to a heck of a start with 17 already under contract and 51 on market. 

North Gulf County land sales fell from February back to a more norm for this market, closing 10 lots.  Overstreet North lead the way with 4 sales (1 Creek front, 1 Lakefront), White City and Dalkeith each closed 2 lots while Wewa (1 Lakefront) and City of Wewa (sub area mismarked) each closed 1.  The average sales price is elevated thanks to a 66 acre land sale of $215k in Dalkeith, bringing March’s average to $74k over a 154 day period.  Perhaps April will boost transactions with 15 currently under contract.  This market offers the lowest price point, largest lots and is the most RV friendly so if you know someone looking, have them consider one of the 81 lots available.  March was a nice month for North Gulf County with 8 home sales, 3 each in Wewa and Howard Creek, 2 in Dalkeith (sub areas mismarked).  The average sales price was down a touch from February at $141,588 but so were the days on market at 53.  Here are the 9 homes under contract and here are the 26 available. 

Port St Joe land market like the Cape had an increase to 7 lot sales.  City of PSJ pulled 4 sales, 2 nice Bay view lots, while Jones Homestead, Oak Grove and Highland View each closed 1 lot.  The average sales price was elevated to $190,429 over a 61 day period.  There are 3 lots under contract leaving 23 for the taking.   Residential sales in this market rose to 13, 11 of these sales were in the City of PSJ sub area while the remaining two were in Highland View and Jones Homestead. Lots of positives in this market with a rise in sales price to $334,385 and a decline in days on market to 83. April may just be one of the better months for this market if all 16 homes under contract close.  No worries, there are still 35 to choose from.  

Mexico Beach lot sales increased by 1 for 7 sales in March.  The Mexico Beach sub area delivered 3 sales, while St Joe Beach and Overstreet South (1 Intracoastal front) closed 2.  The average sales price was down $148,857 over a 95 day period.  There are 10 lots under contract and 93 for the taking.  The residential market saw another nice spike with 27 home sales!  Once again WindMark Beach lead the way with 11 sales (most new construction), Mexico Beach came in 2nd with 7 sales (2 canal front), St Joe Beach closed 5 homes and Beacon Hill delivered 3 (1 Gulf front).  The average sales price ($590,009) and days on market (93) dropped.  Spring looks great for the beach market with 34 homes under contract, and 115 available.
