Cape San Blas remains steady with 20 lot sales in March! Cape San Blas North closed 9 of these lots (2 Gulf front & 1 Bay front), and several in Ovation, which has been somewhat stagnant in recent years. C30 closed 7 lots (4 Lagoon front), Cape San Blas South 3, and Indian Pass closed a Gulf front lot. The average days on market was 136 with an average sales price of $208k. There are now 29 lots under contract. This leaves us with 69 properties left to sell. This has been an intriguing market to watch as pricing continues to soar and $1 million is a more common number than ever before, its especially fascinating that many of March’s million dollar sales weren’t waterfront homes! The Cape San Blas residential market closed 23 homes. Cape San Blas North, our typical leader in this market accounted for 11 sales (1 Gulf front 1 Bay front), Cape San Blas South not far behind with 8 sales, Indian Pass 3 (all waterfront), and C30 closed a nice Gulf front home. The average sales price was $1,016,470 and 47 days on market. As of now there are 35 homes under contract and a mere 17 available. If your heart is set on the Cape, time to bear down and hunt hard!!
North Gulf County had a nice boost with nearly double the land sales in February. See all 17 sales here. Overstreet North closed 6 lots, Wewa 4, City of Wewa, Dalkeith, and Howard Creek each closed 2 sales while White City closed the final. The average sales price was $31,818 and 136 days on market. Appears we are set to also have a nice April with 23 lots under contract. Clearly we’ve had new listings, even with the market changes we still have 118 available. This market seems to be seeing a spike in vacant land sales perhaps related to the new RV Ordinance in Southern Gulf County. The North Gulf County residential market has maintained well with 7 closings. Dalkeith and Howard Creek each closed two sales, while City of Wewa, Wewa and Overstreet North each closed 1. The average sales price also feel a touch to $107,929 with 82 days on market. We currently have a whopping 20 homes under contract. There are now 18 homes available.
Port St Joe had a small increase with 7 land sales in March. Three sales for City of PSJ, and two each in the Oak Grove and Jones Homestead sub areas. The average sales price was $140,714 with 136 days on market. April doesn’t look as strong with 5 lots under contract but we still have a few weeks left to boost that number. We have 23 vacant lots available with only one RV friendly. Port St Joe residential market doubled their sales once again with 14 closings in March! City of PSJ closed 12 homes, Jones Homestead and Highland View each closed 1. The average sales price was $353,971 and 61 days on market. April looks good for PSJ with 26 homes under contract, many homes may be carried over from previous months as its been taking 45+ days to close on financed homes lately. Here are the 34 homes remaining on market in Port St Joe.
Mexico Beach is back in line with recent sales, closing 28 lots in March. Mexico Beach sub area closed 13, St Joe Beach 8, Overstreet South 4, Beacon Hill 2 and WindMark closed the final lot. The lots on Hwy 98 especially along Mexico Beach’s dedicated beach are reaching record breaking values! These sales averaged a price of $260,457 with 136 days on market. There are currently 24 lots under contract. A few new listings have boosted the lot availability to 43. Mexico Beach residential market also had a nice rise with 21 closings in March. As usual, Mexico Beach sub area lead the pack with 10 sales, St Joe Beach 6, 5 more DR Horton homes in WindMark Beach and one sale for Beacon Hill. The average sales price was down to $518,785 still much higher than previous years and 61 days on market. There are 42 homes under contract and 47 left on market.
Construction continues to move along, probably one of the few items I haven’t highlighted is the Gulf View Motel. The new building is making great strides with a goal of booking this summer. The 77 unit Port St Joe RV Resort anticipates bookings in May. Burger King in Wewa is still under construction.
