Cape San Blas had another great month with 47 lot sales. Cape San Blas North closed 17 of these lots (2 Bay, 1 Gulf front), the C30 corridor (3 Gulf, 2 Lagoon, 1 Bay front) and Cape San Blas South (2 Gulf front) each closed 11 lots. Indian Pass closed 8 lots (2 Lagoon & Gulf front). The average sales price was $212,098 and 153 days on market. July appears to be off to a good start with 55 lots under contract. Several new listings have recently hit the market giving us 87 lots to choose from. Existing homes sales remained consistent with May, with another 23 closings. Cape San Blas North closed 15 homes (3 Gulf, 1 Bay front) Cape San Blas South 4 (3 Gulf front), C30 3 (2 Gulf front) and the final sale was a Gulf front on Indian Pass. The average sales price was $982,278 and a much higher than usual, 483 days on market. Summer will continue strong with another 24 homes under contract. There are only 23 homes to choose from in this market, move sooner than later!!
North Gulf County closed 10 lots in June. The City of Wewa and Overstreet North (1 Lake front) each closed 4 lots with Wewa sub areas closing the final 2. The average sales price was $27,240 with 153 days on market. We have just 7 lots under contract and hoping to pull off a few more before the month ends to give this market a strong summer finish. As of now there are 12 lots under contract. Like the Cape we’ve had quite a few new lots listed recently, giving us 95 options to choose from. Home sales are down drastically with just two closings. Both were great sales for this market which doubled the average sales price, coming in at $264,500 with 68 days on market. There are currently 20 homes under contract, still carrying a few of these over from previous months, some with title issues others being mobile homes that simply require more and take longer than a site built home to close. We’re down to only 15 available homes in this market, and very few under $100k.
Port St Joe saw a significant dip in land sales with only 8 closings. City of PSJ closed 5, Jones Homestead 2 and Oak Grove 1. The Oak Grove sale was an improved RV lot that closed at an astonishing $195k! The average sales price was $159,169 and 153 days on market. There are another 8 lots under contract, many in the Summer Pines area of Jones Homestead where TruLand Homes is building hand over foot! There are now 34 lots available scattered throughout this main area. Home sales took a huge leap over May with 20 closings! City of PSJ closed 13 homes, Jones Homestead closed 5 new TruLand homes while the remaining two sales were in Highland View. These sales averaged a price of $317,421 and 60 days on market. Of the 23 currently under contract, many are new/under construction homes. This market has 30 homes available.
Mexico Beach still decreasing lot sales over previous months with just 18 closings in June. St Joe Beach lead the pack last month with 8 sales, many in the Sunset Village subdivision which has sat dormant for a while now. Mexico Beach (1 Gulf and Canal front) closed 7, Overstreet South, Beacon Hill and WindMark Beach (1 Bay front) each closed one lot. The average sales price was $151,294 and 153 days on market. There are a currently 33 lots under contract and 55 on market. Where we fell in lot sales we’ve made up in residential sales, for a whopping 35 closings. Mexico Beach closed 18 homes (5 Canal front), St Joe Beach 8, WindMark Beach 7, Overstreet South and Beacon Hill each closed 1. The average sales price was $390,604 with 54 days on market. Looks like we will have a strong finish to summer with 49 homes under contract. If you or your loved ones want to be in this market, they should be aggressively searching as there are only 24 homes remaining.
In area news, the Exxon at St Joe Beach is well under way and should be open in the fall. The dry boat storage at the Marina in Port St Joe is going up and has started taking ‘leases’ with the intention of also being open in the fall. The newest Dollar General in Wewa is complete and appears to have staff on site and stocking shelves so this one should be open in the coming weeks.
