Cape San Blas lot sales have once again risen!  In June we closed 16 lots.  Four of these sales were in the new and nearly sold out RV development along the C30 corridor.  North Cape San Blas closed 8 lots, South CSB and Indian Pass each had 2 sales (one Gulf front).  The average sales price was $117,265 with 150 days on market.  We currently have 31 lots under contract.  Still looking to purchase?  Check out the remaining 227 lots here.  June brought 10 home sales.  North Cape San Blas closed 8 homes (2 Gulf front), while C30 and Indian Pass each closed one (IP sale was Gulf front).  The average days on market dropped to just 55 with an average sales price of $624,693.  There are currently 24 homes under contract (that’s 10 more than last month!).  See the 96 homes left on market

North Gulf County saw a rise of 3 lot sales, bringing the June total to 7 closings.  Howard Creek closed 1 lot which where a mobile home will be placed, while Overstreet North, City of Wewa and Wewa sub areas each closed 2 lots.  The average sales price was $18,500 and 148 days on market.  There are 9 lots under contract and 93 to choose from.   Home sales rose by one from last month for a total of 6 home sales in June.  Wewahitchka sub area once again pulled the weight with 4 closing while City of Wewa and Dalkeith sub areas each closed one home.  The average sales price was $134,150 with 76 days on market.  Currently there are 11 homes under contract and 31 available.   

Port St Joe like North Gulf County is a smaller and slower producing market than the beaches yet still had a rise in June with 7 lot sales.  Four sales were in Oak Grove with the remaining 3 in City of PSJ (one commercial).  The average sales price was $54,500 with 284 days on market.  There are a whopping 27 lots under contract!  We’re down to only 40 available lots.  Home sales sky rocketed with 22 closings in June!  The City of Port St Joe lead the pack 19 sales, Oak Grove 2, and Jones Homestead 1.   The average sales price was $253,671 and 75 days on market.  July looks to be just as good for this market with 19 homes under contract and 29  remaining.

Mexico Beach as other markets is rising!  There were 20 lot sales in the month of June!  Mexico Beach sub area carried another 8 sales (one Canal front), St Joe Beach 6 (one Gulf front), Beacon Hill, 4 and WindMark Beach 2. The average sales price was $148,420 and 117 days on market.  We have 30 more lots under contact with 129 still on market, many of which are in restricted subdivisions.  The residential market closed an astounding 42 homes!  The Mexico Beach sub area once again in the lead with 17 sales, WindMark Beach moved 15 homes, all DR Horton homes with new constriction single level homes, St Joe Beach closed on the remaining 10.  The average sales price was $342,132 and 97 days on market.  We’re still very early in July and already have 29 homes under contract!!  If shopping this market, I recommend buyers moving sooner than later we only have 53 homes available.

Gulf County has seen another significant rise in positive Covid-19 case. Our current numbers indicate 54 positive case with 35 beyond the isolation period.  I strongly believe the increased positive results are a result of free testing in Port St Joe and Wewahitchka twice a week for the last few weeks.  While vacation rentals are open and booking it is required that all residents from New York, New Jersey and Connecticut quarantine 14 days or the duration of their stay!
