Cape San Blas lot sales are down from last month with only 7 closings.  North Cape San Blas and C30 Corridor each had 3 sales and South Cape San Blas brought the final.  Our average sales price was $111,821 and 90 days on market.  Don’t let June numbers scare you as we have 26 lots under contract as of today!  Even with all the lots under contract and a handful of sales this market still has plenty to choose from, see all 213 lots available here.  Seven was the lucky number in June, as we had that many residential sales as well.  Cape San Blas North is still the most desired according to the numbers, 4 of our sales were there, 2 along C30, again with our final sale being on South Cape.  The average sales price was $495,257 and 89 days on market.  NO rest for the weary, we also have 17 homes currently under contract!  We are truly blown away by the numbers!  If you or someone you know is looking we still have 72 homes to choose from

North Gulf County like the Cape market saw a minor decrease in lots sales, but still a nice number, see all 11 here.  City of Wewa delivered 5 sales, one beautiful river front lot I would have LOVED to have!  The Wewa sub area and Howard Creek each delivered two sales, while Overstreet North and Honeyville brought up the tail with one each.  Our average sales price was $24,545 with 85 days on market.  There are currently 13 lots under contract and  123 available.  Homes sales are up from May with 11 closings.  Again, City of Wewa sub area took the lead with 5 sales, Wewa 4 and Overstreet North and Dalkeith each delivered one sale.  The average sales price was $137,355 and 95 days on market.  This market is soaring to higher heights then seen in previous years partly due to Bay Co and Port St Joe residents relocating to a less damaged and more affordable area.  We only have 6 homes under contract, but hoping to pull together a few more by end of month.  We have 24 homes remaining in this market as of now, with a couple of nice waterfronts still available.   

Port St Joe lot sales saw nearly 50% decrease with only 9 sales in June.  Five of these sales were in the sub area of Highland View, which I feel confident will become RV lots.  City of PSJ delivered three sales and Oak Grove delivered the final, again more than likely an RV lot.  Our average sales price was $ 55,544 and 105 days on market.  As of now there 8 lots under contract and 59 available.  Residential sales also saw a slight decline with only 12 home sales.  The average sales price was $307,476 and 70 days on market.  Hoping we can push out a few more contracts to prevent another decline, as of now there are 9 homes under contract.  This market has 26 homes remaining, again still many damaged. 

Mexico Beach like most of our other markets saw a decline from May with only 14 lot sales in June.  Sub area of Mexico Beach carried the weight with 9 of these sales, WindMark Beach and St Joe Beach sub areas delivered two sales and Beacon Hill brought up the rear with one sale.  The average sales price was 113,810 with an average of 93 days on market.  Things are heating back up for a good July with 25 lots under contract and 121 to choose from.  Many beachside of Hwy 98 lots now available, that weren’t before.  Due to all the missing townhomes and the City’s desire to appease landowners who have property that doesn’t meet current setbacks we may end up with lots of shot gun homes! Our residential market moved 16 homes with an average sales price of $307,476 and 92 days on market.  Eleven of these sales were in the Mexico Beach sub area, 3 in St Joe Beach and two in WindMark Beach.   We have 26 homes under contract and 75 to choose from.    

Ya’ll please forgive me for getting this report out so late.  July has been HOT!  While I refer to my colleagues as ‘Team 98’, truth be told we are all independent contractors.  We work well together and help each other every way possible, but when it comes to our listings and sales we personally handle each detail of the transaction.  We are pleased to announce we are back in our Mexico Beach office and maintaining our Top Producing Company positions in the Mexico Beach and North Gulf County markets!  As I am personally holding Top Agent in North Gulf County.  Thank you all for your continued trust and support in allowing us to do what we love.
