Cape San Blas lot sales are up a touch with 9 closings in July.  North Cape San Blas lead the pack with 4 closings, CSB South and C30 corridor each delivered 2 sales, with our final at Indian Pass.  Our average sales price was up to $132,711 with 84 days on market.  Looking at a good August with 28 lots under contract, many of these bleeding over from my delayed June report.  Still 208 lots to choose from.  Another increase on the residential side, with 9 closings.  North and South Cape San Blas each brought 4 sales to the table, C30 corridor delivered 2 and Indian Pass again brought our final sale.  The average sales price was $362,280 and 57 days on market.  We’re staying busy with 14 contracts on hand.   There are still 72 homes available to choose from, see them all here.   

North Gulf County also saw a mild increase, July delivered 12 lot sales.  City of Wewa has become a desirable area and closed another 5 lots this month, two being large parcels, which contributed to our slightly higher than average sales price of $33,917 and 119 days on market.  Overstreet North delivered 3 sales, two on Wetappo Creek; two sales in sub area of Wewa and one each for White City and Dalkeith.  We are down to only 7 lots under contract, and 115 remaining.  Like the Cape San Blas market, the key to finding property here is deciding which area you prefer.  Small decrease in the residential market with only 7 closings in July.  The Dalkeith sub area carried the weight with 2 sales, while City of Wewa, Overstreet North and Wewa each delivered one sale.  The average sales price was $137k and 53 days on market.  As of now there are 9 homes under contract, again some bleeding over from my delayed June report.  There are 26 homes still available in the North Gulf County market.      

Port St Joe lot sales still down from June with only 7 closings in July.  Four in the Oak Grove ‘RV’ subdivision, with the remaining 3 in the City sub area.  The average sales price also down to $46,057 and 119 days on market.  August looks to be much better for PSJ market with 16 lots under contract and 47 available.  Residential sales in this market are still declining, with only 8 closings last month.  I feel this a largely due to overpricing, appears homes that are priced aggressively are moving quickly.  City of PSJ secured 6 sales, while Jones Homestead and Highland View each closed one.  The average sales price was $204,813 and 64 days on market.  As of now we have only 7 homes under contract.   Aside from a few, most of the 26 available homes are approaching 6 months on market.    

Mexico Beach held steady in July with another 14 lot sales.  Sub area of Mexico Beach carried the weight once again with 6 sales, St Joe Beach 5, WindMark Beach 2 and Beacon Hill with our final.  Our average sales price was $187,643 and 88 days on market.  We have a remarkable 35 lots under contract as of now!  Even with these out of the way, we still have 112 lots to choose from, see them here.  Residential sales are down a touch from June, with only 12 closings in July.  Again 6 in the Mexico Beach sub area, 3 in WindMark Beach, two in St Joe Beach and the final in Beacon Hill.  Our average sales price was $320,327 and 89 days on market, the bulk of July’s sales were move in ready homes, isn’t that refreshing??!!  August looks to be stronger than both summer months with 23 homes under contract!  There are still 77 homes to choose from and slowly receiving calls for new listings.  

The ‘new’ office is great, and summer has been good to us!  Seems the usual back to school rut is upon us, and the phones have slightly slowed over the last week.  The number of calls/visits from folks unfamiliar with the area have also decreased.  Team 98 and I are holding tight to our Top Producing Company (and agent) positions in the Mexico Beach and North Gulf County markets!  Thank you for your continued trust and support in allowing us to do what we love.
