Cape San Blas as many other markets saw a slowdown in January sales, which is completely normal. Not many are shopping real estate during the Christmas season. In January there were 4 lots sold. Two sales each for the C30 corridor and North Cape San Blas (1 Gulf front). The average sales price was down to $413,750 and 44 days on market. There are 10 lots under contract and 81 lots on market. This market closed 4 homes in January. Cape San Blas North closed 2, C30 1 and Indian Pass delivered a Gulf front. These sales average $953,875 and 83 days on market. Currently, there are 17 homes under contract and 28 available.
North Gulf County held fairly close to prior months, with 7 closing in January. Overstreet North closed 2 lots (1 Creekfront), Wewa closed 3 (1 Lakefront) while White City and Dalkeith closed one each. These sales averaged $31,757 and 97 days on market. There are 23 lots under contract and 78 on market. The residential sales fell by one from December with 2 waterfront closings, a riverfront in Wewa and a lakefront in the City of Wewa. Sales averaged $132k and 30 days on market. We have another 7 homes under contract leaving 29 to choose from.
Port St Joe land market is maintaining prior months numbers with 2 more sales. One in Jones Homestead and the other being a large parcel in City of PSJ. Sales averaged $105,700 in a mere 17 days on market. We have 3 lots under contract, and 29 left for the picking. Residential sales remained consistent with recent months, closing another 7 homes. City of PSJ delivered 5 sales (the bulk being new construction), Jones Homestead and Oak Grove each closed one. The Oak Grove sale by our very own Carter Dorsch which was the 2nd highest sale EVER in this market. Sales averaged $474,671 over a 74 day period. February appears to be off to a great start with 17 homes under contract leaving 35 for the taking.
Mexico Beach lot sales rose by 1 delivering 4 closings in January. The Mexico Beach market moved 2 lots while Overstreet South and St Joe Beach closed the remaining 2. The St Joe Beach sale spanned across Hwy 98 to the Gulf. The average sales price was $381,375 with 57 days on market. We have 9 lots under contract and 82 available. The residential market remained steady closing 12 homes, 5 in St Joe Beach (1 Gulf front @ $2.1m), 4 in WindMark Beach, 2 in Mexico Beach, and the final in Beacon Hill. Sales averaged 592,171 over a 110 day period. Selling season is kicking off nicely in this market with 39 homes under contract! Leaving behind 115 homes to choose from.
Exciting news for Mexico Beach – the iconic Toucan’s Restaurant has finally received the approval of permits from DEP for construction, start date still TBD. El Governor, Mexico Beach’s largest motel is aiming to start taking reservations in May!! Both have been long awaited projects from locals and visitors alike. The property East of the Express Lane seems to have become a food truck hot spot with a couple of new trucks bringing delicious options to the area.
