Cape San Blas lot sales fell a touch in January which is typically for this time of year.  See all 14 closing here. Cape San Blas North (3 Bay front) lead the pack with 5 closings while Cape San Blas South, Indian Pass and C30 each had 3 sales.   The average sales price dropped again to $191,671 as did days on market to 103.  January has been another busy month with another 41 contracts on hand.  This market is down to 165 available lots.  Residential sales also fell more than half compared to December with just 10 homes sales.  C30 closed 4 of these homes (1 Gulf front 1 Lagoon front), Cape San Blas North (1 Gulf front) and South (2 Gulf front) each closed 3 homes.  The average sales price this month is up a by ~ $20k to $644,500 with 97 days on market.  With 38 contracts on hand the market seems to still be going strong!  There are 49 homes left to choose from.   

North Gulf County had no lot sales in January.  This is a slower market but typically has at least one sale!  February is off to a better start with 10 lots under contract.  There are 87 lots still available.   Home sales in this market were also cut in half with only 2 sales, one each for Overstreet North and Wewa.  The average sales price also down a touch to $129,950 and a mere 38 days on market.  As in other markets things for February are on the rise with 14 homes under contract and 26 to choose from!   

Port St Joe also saw a decrease in lot sales last month, with just 5 closings.  Three of these sales were in Jones Homestead while the remaining two were in City of PSJ.  The average sales price was $74,500 with 88 days on market.  Currently there are 11 lots under contract and 43 remaining.   Home sales saw another small decline with 6 closings, all of which were in the City of PSJ sub area.  The average sales price was $216,483 and 99 days on market.  Again, February looking stronger with 15 homes under contract and 42 available.   

Mexico Beach was the only market that had an increase in lot sales this month!!!  Of the 19 closings, the Mexico Beach sub area closed 8, St Joe Beach 7, Beacon Hill 2 and one each for WindMark Beach and Overstreet South.  However the average sales price did fall quite a bit from $206,724 to $144,600 but we had a positive reduction of days on market from 145 to 94.  Looking to make another increase in February with 35 lots under contract!!  Plenty to choose from, although many are in restricted subdivisions, see all 92 here.   Like other markets the homes sales in Mexico Beach also fell from previous months to just 13 closings.   Mexico Beach closed 6 homes, WindMark Beach and St Joe Beach each closed 3 and Beacon Hill brought up the tail with one sale.  Our average sales price and days on market were down to $317,590 and 98.  We now have 43 homes under contract and 32 on market

Covid-19 is still wreaking havoc on our precious little community, to date we have had 1,784 cases and 35 deaths.  We are fortunate the numbers aren’t higher and that are still able to enjoy indoor dining, shopping and more in these uncertain times.  The rebuilding in Mexico Beach continues in full force, Mango Marley’s Restaurant is now open for indoor dining, Ace Hardware will be in their new building next Wednesday.  The Exxon Gas Station across from Toucan’s location has exterior walls up and appears to be working on interior finishes.  Their St Joe Beach location has been fenced off and appears to soon start reconstruction.
