Cape San Blas lot sales on the rise again, with 11 closings in January. There were six sales along the C30 Corridor, three of which were lagoon front. North Cape San Blas delivered the remaining 5 sales, one of which was Bay front. The average sales price was $99,636 and 235 days on market. February also moving along well with 22 lots under contract, a few clearly carried over from previous months. As Spring approaches you’ll notice new listings popping up daily, this market now has 208 lots available. Home sales also had a slight increase with 6 closings. North and South Cape San Blas each had two sales one Gulf front on North Cape. Indian Pass and C30 Corridor each sold one home, each of these areas also had a Gulf front sale. The average sales price was $322,917 with 87 days on market. We have 12 homes under contract and 82 on market.
North Gulf County lot sales remained steady in January with another 6 closings. Howard Creek lead the pack with 3 sales, Overstreet North, Wewa and Dalkeith sub areas each delivered one sale. The average sales price was $26,717 with 162 days on market. February seems to be in line with previous months having another 6 lots under contract leaving 111 available. In January we only closed one home in the North Overstreet sub area. This home sold for $70,500 in 148 days. Things seem to be looking up for February with 9 contracts on hand. There are 41 homes still available.
Port St Joe lots sales rose with 4 closings in January. Oak Grove had three sales and one in the commercial district of Port St Joe. The average price was $44,725 and 142 days on market. February should be fruitful with 11 contracts on hand including a few carrying over from last month. There are 56 lots on market. The residential side is down again with only 3 sales in January, all in City of PSJ. The average sales price was $208,000 with 84 days on market. As seen in other markets things are heating up now that we’ve made it through the holidays and freezing temperatures, there are 9 homes under contract and 47 to choose from.
Mexico Beach like North Gulf remained steady with another 10 lot sales. As usual the Mexico Beach market dominated with 5 sales, St Joe Beach 3, and Beacon Hill delivered the final. Average sales price was $205,350 and 60 days on market. We have 14 lots under contract and 146 for the taking. The residential market rose by two for a total of 14 sales. Again the sub area of Mexico Beach took the lead with 6 sales, Beacon Hill 4, St Joe Beach 3 and WindMark Beach closed one. The average sales price also up to $303,665 and 14 days on market. We now have 27 homes under contract and 72 remaining, many being DR Horton homes in WindMark Beach which are receiving frequent reductions.
Team 98 is off to a good start in 2020. We’ve maintained the Top Producing Office in Mexico Beach for January and in the Top 5 Association wide. In the North Gulf County market, we’ve slipped to the 2nd position in sales volume but holding #1 in transactions. The Company status’ ring true for myself and Zach’s personal production as well.
