Cape San Blas closed 5 lots in February! CR30 delivered two of these sales, while Cape San Blas Noth, Cape San Blas South (1 Gulf front) and Indian Pass (1 Gulf front) each closed one lot. The average sales price was $514,200 with an average of 92 days on market. These few sales and the 11 contracts are hand are proof that Spring is upon us! Inventory is also heating up with 112 lots available, sellers know we are amidst peak buying season! Homes sales had a small increase to 8. Cape San Blas North delivered 5 sales (3 Gulf front), SR30 closed 2 and Cape San Blas South closed our final. These sales averaged $1,199,000 with reduced number of days on market to 76. We have 9 homes under contract and 84 available options.
North Gulf County land sales remained consistent with another 5 closings. Wewa and Overstreet North each closed 2 lots, Howard Creek closed one improved lot. Sales averaged $37,860 in a 66 day period. March looks promising with 13 lots under contract! Take your pick of one of the 81 lots available. Five seems to be a popular number for this market, as that’s the number of lots and homes sold in February. Wewa closed 2, while City of Wewa, Dalkeith and Howard Creek each closed one. The average sales price was $196,600 over a 65 day period. We have 6 more homes under contract and 37 for the taking.
Port St Joe didn’t have any land sales in February, but has two under contract and 27 available. Home sales had a slight fall in this market with 7 closings. City of PSJ delivered 3 sales, Highland View 4, and Jones Homestead closed one. Of all these sales only the one in Jones Homestead was existing, all others were new construction. These sales averaged $493,200 in an 85 day period. We have 30 homes under contract, the bulk being new construction. Have no fear, there are still 53 options to choose from!
Mexico Beach is also showing evidence of Spring with 18 land sales in February! Ten of these sales were in Beacon Hill and had to be another if not the same investor that picked up several of these lots last month. Mexico Beach closed 4 lots, St Joe Beach 3 and one in WindMark Beach. There’s another 20 under contract, leaving 70 lots to be picked up! Homes sales are also off to a nice Spring start with 11 closings. WindMark Beach brought 6 sales, St Joe Beach 3 and Mexico Beach 1. As in the PSJ market the bulk of these homes were new construction. There’s a whopping 19 homes under contract, leaving a nice variety of 135 homes to choose from.
