Cape San Blas land sales are jumping back up with 10 closings in February. Cape San Blas South lead the way with 4 sales, while Cape San Blas North and the C30 corridor closed 3 each. The average sales price was $180,855 over a 79 day period. We have 13 lots under contract and 75 left to choose from. Home sales also improved with 8 closings. Again, Cape San Blas South lead the market with 5 sales (1 Bay front), Cape San Blas North closed 2 homes (1 Gulf front and C30 closed a first tier home. These sales averages $630,625 with 39 days on market. There are a whopping 19 homes under contract and 31 left for the taking.
North Gulf County had a great month with 21 land sales. White City moved 9 lots, Overstreet North 5 (1 Creek front), City of Wewa 4, Wewa 2 and Dalkeith 1. These sales held an average price of $43,152 with 70 days on market. Currently 8 lots under contract and 79 on market. There were 4 homes sales, 2 in the City of Wewa and one each in Wewa and Dalkeith. These homes closed with an average sales price of $199k over a 65 day period. As of now, we have 10 homes under contract and 30 available.
Port St Joe land market is holding its own with 3 sales. There was one sale in the sub areas of City of PSJ, Jones Homestead and Highland View. Sales averaged $82,500 with an average of 9 days on market. Currently, we have 4 lots under contract, and 26 left for the taking. All 9 of the homes sold in February were in the City of PSJ subarea with an average sales price of 294,633 over a 124 day period. Once again we have a good looking month ahead with 19 homes under contract leaving 34 on market.
Mexico Beach lot sales are still on the rise with 6 sales in February. St Joe Beach lead the way with 3 sales, WindMark Beach 2 and Mexico Beach 1. The average sales price was down $171,500 with 138 days on market. We have 9 lots under contract and 87 available. The residential market also had a nice rise with 16 home sales. WindMark Beach lead the way with 11 sales (most new construction), St Joe Beach 4 (1 Gulf front) and Mexico Beach delivered our final. These sales averaged $635,515 over a period of 114 days. March is looking good with 34 homes under contract, we have 98 homes remaining.
