Cape San Blas had an increase to 8 lot sales for the month of December. The C30 corridor delivered 5 sales (1 Lagoon front) and 3 on North Cape San Blas. The average sales price was down to $147,063 and 57 days on market. There are 3 lots under contract and 88 lots on market. For the 2022 year, CSB had 172 lot sales, averaging $282,264 with 103 days on market. Home sales in this market also increased over November with 11 sales, as in land sales the C30 corridor lead the way with 6 closings (4 Gulf front-sold as a package). The average sales price was $1,128.391 with a decrease to 49 days on market. Currently, there are 7 homes under contract and 36 available. For 2022 the Cape San Blas residential market sold 168 homes with a sales price of 1,118,250 and 36 days on market.
North Gulf County held fairly close to its November numbers with 10 December closings. Overstreet North (1 Creekfront) and City of Wewa closed 3 lots each, with Wewa, Dalkeith, Howard Creek, and White City each closing 1. These sales averaged $28,245 and 50 days on market. There are 12 lots under contract and 82 on market. The North Gulf County vacant land market closed a total of 142 lots for the 2022 year, (not including the very rare $9m sale of 3000+ acres) averaging a sales price of $38,392 and 107 days on market. The residential market sales were ½ of the prior month with just 3 closings. The City of Wewa, Dalkeith, and Howard Creek delivered last month’s sales at an average of $238,500 in 68 days. We have another 3 homes under contract leaving 26 to choose from. For the year the residential side, Northern Gulf County produced 81 sales with an average price of $167,965 and 69 days on market.
Port St Joe land market held tight to its November numbers with 2 more lot sales. Both in the City of PSJ, one residential and one commercial. The commercial sale was in the Village Cove with a Bay view which boosted our average sales price to a whopping $564,250 and a mere 50 days on market. Two more lots under contract, and 27 left for the picking. For the year this market produced 46 land sales at an average of $140,910 and 105 days on market. On the residential side, we fell a few with 7 December sales. City of PSJ delivered 5 sales (1 gut job, 2 in the short term rental district), Jones Homestead and Highland View each closed one home. These sales averaged $352,100 over a 24 day period. January looks to be promising with 16 homes under contract and 34 on market. Port St Joe finished 2022 with 148 home sales averaging $341,465 over a 54 day period.
Mexico Beach lot sales also fell with 3 December closings. The Mexico Beach sub area delivered 2 sales and Overstreet South 1. The average sales price was $173,667 and 106 days on market. We have 3 more lots under contract and 86 available. For the year Mexico Beach moved 141 lots for an average sale of $278,205 in a 67 period. The residential market closed 13 homes, 8 in WindMark Beach, 3 in Mexico Beach and 2 in the first block of St Joe Beach. As in the land market, January looks good with 25 homes under contract leaving 124 to choose from. This market closed 2022 with 229 home sales with an average sales price of $590,471 in a 47 day period.
