Cape San Blas finished off the year with another increase to 19 lots sales in December. Cape San Blas South dominated last months sales with 12 closings, the bulk in the new Villa del Sol development. C30 closed 4 and Cape San Blas North 3. The average sales price was $201,918 and 128 days on market. As of now, we have 28 lots under contract and 75 to choose from. Residential sales in this market made a nice finish to the end of 2021 with 16 home sales. Cape San Blas North closed 14 homes (7 Gulf front) including a record breaking sale at $3,250,000! Cape San Blas South and C30 each closed one home. The average sales price was $1,454,780 and 42 days on market. We have another 25 homes under contact and 24 on market.
North Gulf County closed 10 lots in December. The Overstreeet North sub area closed 5 lots including a pond front in the Wetappo subdivision and a 40 acre Wetappo Creek front plot. Wewa closed 3 lots, City of Wewa and Dalkeith each closed one. Thanks to the 40 acre sale the average sales price jumped to $50,050 and 102 days on market. We have 20 lots under contract and 115 available. The North Gulf County market stayed in line with previous months and closed 5 homes. City of Wewa sub area closed 2, while Wewa, Howard Creek and Overstreet North each closed one. The average sales price increased to $191,600 and 52 days on market. As of now, we have 16 homes under contract. There are 30 homes still available in this market, with a few higher end homes potentially coming down the pipeline.
Port St Joe had an increase in land sales and finished 2021 with 5 closings. Four of these sales were on building lots in the City sub area, while the remaining was an improved RV lot in Oak Grove. The average sales price was $130,000 and 102 days on market. There are currently 7 lots under contract and 25 on market. The residential market had a nice boost with the sale of 21 homes! City of PSJ sub area closed 18, three in the new Arazzo Villa development, while the remaining 3 sales were in Jones Homestead. Sales averaged a price of $314,507 and 42 days on market. Currently 18 homes under contract, and 30 on market.
Mexico Beach land sales were perhaps the lowest they’ve been all year with only 7 closings in December. Of course, the Mexico Beach sub area lead the pack with 4 sales, Overstreet South, St Joe Beach and WindMark Beach each closed one lot. The average sales price was $211,770 and 134 days on market. January is certainly looking better with 31 lots under contract. This leaves a mere 43 lots available. The Mexico Beach residential market finished strong with 22 home sales. Mexico Beach sub area closed 13 homes (2 canal front, 1 Gulf front), St Joe Beach 6, WindMark Beach 2, and Beacon Hill closed a large 7 bedroom Gulf front home! The average sales price was $579,009 with 115 days on market. We now have 28 homes under contract and 31 to choose from.
Construction across the area continues. St Joe Company has started clearing and placing infrastructure on 32 lots West of Mexico Beach with no definite ‘course of action’. In the same vicinity Sun Stop gas station is also underway. The Express Lane at 8th St in Mexico Beach will soon have a Subway offering another ‘dining’ option for our beach lovers! Along C30 the Blacks Island Hotel is nearing completion and is now booking for May 1, 2022.
