Cape San Blas lot sales experienced a nice increase from November to 9 closings, not as great as October which has 14. We had 3 Gulf front and 1 Bay front sales last month. Cape San Blas North held 6 sales, Indian Pass 2, and C30 Corridor carried the last. Average sales price was $255,611 and 147 days on market. For January things have been rocking and rolling, there are currently 20 lots under contract. This month hasn’t been as hot for listings, we have 201 lots available. Home sales are down a touch with 5 closings. We had one Gulf front and one Bay front. Again, North CSB carried the bulk with 3 sales. CSB South and C30 each closed one. The average home price was $580,100 with 47 days on market. In the new year we have 14 homes under contract and 79 options remaining.
North Gulf County had an increase of 6 lots sales. Like the Cape market, up from November but down from October. Wewa and North Overstreet each closed on two deals, City of Wewa and White City each delivered one sale. The average lot sale was $33,083 largely due to the two Overstreet sales being Water frontage and closing after an average of 206 days on market. January is off to a great start with 12 lots under contract, leaving 112 to choose from. The North Gulf County residential market dropped by 1 in December for a total of 4 sales. Wewahitchka sub area closed two deals while City of Wewa and Dalkeith each closed one. The average sales price was $124k with 52 days on market. We have 7 homes under contract and 42 available.
Port St Joe had two lot sales in December, one commercial in the City of PSJ and the other an RV lot in Oak Grove. The average sales price was $67k with an average of 101 days on market. We have 9 lots under contract, a few of which carried over from the November report. We have 57 remaining in this market, still plenty for RV’s and home building. The residential market saw another small rise with 6 sales in December. City of PSJ sub area delivered 3 sales, Oak Grove 2 and Jones Homestead had one. The average sales price was $130k and 106 days on market! We have 6 homes under contract and a nice boost to 46 available homes..
Mexico Beach land sales are up with 10 closings. The Mexico Beach sub area closed 5 lots, St Joe Beach 3, WiindMark Beach and Overstreet South each closed one. The average sales price was $141,500 and 98 days on market. Still a few lingering from November’s report to giving us another 18 lots under contract. Know someone still looking, have no fear there are 141 lots still available. The residential market fell only by 1, giving us 12 closing in December. Mexico Beach closed 6, WindMark Beach and St Joe Beach each closed two homes, while Overstreet South closed one. The average sales price was $265,024 and 47 days on market. 18 must be the magic number, as we have another 18 homes under contract . Not many new listings, seems most are choosing to wait until ‘closer to spring’ here are the 78 currently available.
