Cape San Blas closed 4 lots in August.  Cape San Blas North accounted for two of these sales (1 Bay front), while C30 and Indian Pass (1 Lagoon front) each closed one.  Combined, last month averaged a sales price of $229,225 in a 144 day period. Slow to go, but we should have an increase by 1 for September stats, judging by the 5 lots currently under contract.  Vacant land options are plentiful with 158 to choose from.  Home sales are down a touch from July with 11 closings in August.  Cape San Blas North closed 8 homes (1 Gulf front, 1 Bay front), the remaining three were located on Cape San Blas South, altogether we had an average sales price of $1,091,364 in a 187 day marketing period. There are 10 more homes under contract, and 154 available, starting at $345k for a townhome on North Cape San Blas.   

North Gulf County delivered 7 land sales last month.  The Dalkeith sub area brought 3 of our sales, Overstreet North delivered 2 Wetappo Preserve sales (1 Creek front) while the City of Wewa and Wewa each closed one lot.  The average sales price was $51,286 in a 150 day period.  We have another 6 lots under contract, leaving 109 for the taking.  Of the 7 home sales in North Gulf County, 4 were in the City of Wewa sub area (1 Lake front) , and one each in Wewa, Dalkeith and White City.  The sales averaged a price of $191,693 in an 80 day period.  We had a couple of great properties aggressively listed, which contributed to the shortened days on market. We have 9 other homes under contract, leaving 32 available for purchase.

Port St Joe closed 6 lots and an extra that was noted in the wrong main and sub area. City of PSJ closed 3  (plus the mismarked), Jones Homestead 2 and Highland View delivered the final sale.  Stats are slightly off due to a mismarked sale but, we averaged a sales price of $129,786 in a 146 day period.  Staying in line with the usual production, there are two lots under contract. Build a home or place an RV, this market has a mix of 45 options.  PSJ had a big month in home sales!  Of the 18 homes sold, all but one (Jones Homestead) were in the City, many of which were new construction by DR Horton.  We saw an average sales price of $403,405 in a 117 day period. We’re set for another nice month with 17 more under contract.  Pushing these aside, we have 111 homes on market.  

Mexico Beach had a lovely increase to 12 land sales in August.  St Joe Beach and Overstreet South each delivered 5 sales, Mexico Beach 2, and Beacon Hill 1.  The average sales price came to $171,708 with 126 average days on market. The momentum continues with 10 lots under contract.  As in most markets, inventory is abundant. Check out the 123 options available here. What we call ‘the Beaches’ market closed 24 homes in August.  WinMark Beach lead the way with 10 sales, Mexico Beach just behind with 9 sales, while St Joe Beach delivered 3 sales, and Beacon Hill delivered the final 2. The average sales price is up quite a bit to $707,378, thanks to a $3.8m sale in the Sugar Sands development just west of Mexico Beach.  The days on market averaged 123.  As in land sales, home sales are looking good this month with 43 units under contract.  That leaves 198 to choose from.

Temperatures are starting to drop, but the waterways of the Forgotten Coast are still beautiful and ready for enjoyment!  As cooler temperatures set in, the festivals begin.  Mexico Beach’s Music in the Park kicks off tomorrow at 5pm CST and continues through September.
