Cape San Blas closed 12 lots in August, another small dip from our hotter summer months. Cape San Blas North (1 Bay front) and C30 (1 Lagoon front) each closed 4 lots. Indian Pass and Cape San Blas South (1 Gulf front) each closed one lot. The average sales price was $249,550 with 125 days on market, each of these numbers increased from July. As of now there are 11 lots under contract and 109 available. The Cape San Blas residential market closed 15 homes in August! Cape San Blas North closed 8 of these sales, Cape San Blas South 4, Indian Pass 2 (1 Gulf front), and C30 brought the final. The average sales price is once again down to $1,051,180 with an increase to 41 days on market. The 25 homes under contract look promising. Values continue to rise in this market, of the 57 homes available only one is under $500k, and it’s in need of love! If you’re looking to buy or sell, now is the time to act!
North Gulf County remained consistent with July’s numbers. August brought another 8 sales! Overstreet North was our leader with 4 sales, one being a 3,300 acre tract which is anticipated to be a housing development in the far (3+ year) future. White City closed 2 lots and Dalkeith brought a 24 acre sale to the table. Thanks to our large acreage sale the average sales price was far above normal at $1,187,750 and 131 days on market. As in other markets and previous months our contracts on hand are at a high of 18. Still, plenty of land to choose from with 115 lots available. The North Gulf County residential market had a slight increase to 8 closings in August. The Wewa sub area accounted for 4 of these sales, while 3 were in the City (2 mismarked) and the final sale was in Howard Creek. These sales averaged $148,875 and 20 days on market, that’s a nice rise in pricing and a great decrease in days on market. Once again, 9 contracts on hand. We have 25 homes on market. As the Cape, values are rising, not quite as quickly or as high but still on the upside. Historically one could purchase a home in this market ‘loan ready’ under $200k, that’s becoming more and more challenging.
Port St Joe had a nice August with 6 sales. Three sales each for the City of PSJ and Jones Homestead. While the number of sales increased the average sales price decreased and the days on market increased. Not exactly we want to see. Currently just one lot under contract. Our 19 available lots are few and far between providing a nice mix amongst the community. In the residential world, PSJ closed 17 homes which is an increase by 1 from August. The City sub area moved 15 of these homes while the remaining 2 were in Jones Homestead. The average sales price increased to $326,194 and the days on market decreased to 41 which is a positive. Like in some of our other markets we have a large number of homes under contract (24), so hopefully they will all make it to the closing table for a nice September. Mexico Beach closed 9 lots sadly, another decrease from previous months. Although 6 of these sales were in Mexico Beach so there’s no denying folks still love and see the potential of this community. St Joe Beach sold 2 lots, and Overstreet South closed an 8 acre Intracoastal Waterway lot. The average sales price ($222,033) and days on market (34) took a negative turn but we’re focusing on the positive with 12 lots under contract and confident our fall loving friends will pick up some of the 90 available. August residential sales stayed in line with July bringing 17 closings. DR Horton’s homes in WindMark Beach lead the way with 6 sales, Mexico Beach 5 (1 Canal front, 1 Gulf front) while St Joe Beach closed 4 sales (1 Gulf front) and Beacon Hill delivered the remaining 2. These sales averaged $788,639 and 60 days on market. We’ll take the extended days on market to pull nearly $200k more in dollars! There are 34 homes under contract and a whopping 135 available, with the bulk being DR Horton homes in WindMark Beach. Appears established homes are more desirable than vacant land in this market.
The Point South Marina in Port St Joe is shaping up nicely, not much on their website regarding opening dates, but there’s chatter that they’re taking dry storage reservations. The former Sunset Coastal Grill now ‘The White Marlin & Oysterette’ hosted its soft opening over the Labor Day holiday, lots of positive reviews for the upscale restaurant, currently serving by reservation only. The new Honey Hole Restaurant on Hwy 22 in Wewa is also getting great reviews!
