Cape San Blas lot sales experienced another small decrease in land sales from previous months.  In August agents closed 25 lots in this market.  SR30/C30 Corridor took the lead with 13 sales (1 Gulf, 1 Bay & 2 Lagoon front), Cape San Blas North and South (1 Gulf front) each closed 5 lots, and Indian Pass closed 2 (1 Gulf front).  as you’ll see in most other markets feel from previous months.  The average sales price was $199,116 and 110 days on market.  We currently have 36 lots under contract with 87 remaining on market.  Existing homes sales also feel again with just 13 closings. Cape San Blas North closed 6 homes (2 Gulf front), Cape San Blas South 5 (2 Gulf front), C30 (1 Bay frot) and Indian Pass (1 Gulf front) each closed one home.  The average sales price was $1,119,540 with 32 days on market.  We are hopeful the 22 homes under contract closed as scheduled. North Gulf County unlike our Cape market had an increase by 1 in lots sales.  Overstreet North, City of Wewa, Howard Creek and White City each closed one lot for our 5 in August.  The average sales price was $41,300 with 77 days on market.  If all goes as planned we’ll double that number next month with the 10 currently under contract.   New listings still abounding with 109 available.  Like other markets we saw a mild decrease in home sales with just 8 closings.  Overstreet North, Wewa, Dalkeith, Howard Creek and White City all closed one home while the City of Wewa sub area closed 3 homes (1 Riverfront). The average sales price was 160,875 with 72 days on market.  As of now 11 homes under contract and 19 available.  This market is starving for loan worthy homes in the $150k range.        

Port St Joe closed 2 lots in August, both in the City of PSJ, one residential Bay view lot and the rother in the commercial/industrial district.  These two sales averaged $279k and 77 days on market.  Another 6 lots under contract.  Like in the North Gulf market new lot listings are on the rise, see all 36 here.  Residential sales in this market were half of that in July with 6 closings.  Five of last months sales were in the City sub area with the remaining in Jones Homestead.   The average sales price was $360,417 and 53 days on market.  Many of the homes from last month have carried over with 29 under contract.  We have just 31 homes remaining

Mexico Beach and North Gulf were the only markets with an increase in land sales last month, see the 26 closings here.  Mexico Beach sub area closed 12 lots (1 Gulf front), St Joe Beach 10, WindMark Beach 2 (1 Bay front), Overstreet South and Beacon Hill (1 Gulf front) each closed 1.  These sales average $277,800 and 110 days on market.  Hopefully we will keep the momentum and close the 24 under contract.  We have 53 lots left to choose from, don’t miss your chance!  Home sales followed the trend of all other markets with a slight decrease in sales last month with 26 closing.  The Mexico Beach sub area carried the weight with 14 closings, Beacon Hill, St Joe Beach and WindMark Beach each closed 4 homes.  The average sales price was $423,259 with 49 days on market.  We have 43 homes under contact and just 37 to choose from

An important message I forgot to relay last month!  Gulf County has revised their RV ordinance.  Click here to read the full ordinance, but the short version is you must have 10 acres to establish an RV park and no RVs shall be occupied within 1 miles of the Coastal Control Line, which eliminates RV use in St Joe Beach, Beacon Hill, Cape San Blas, Indian Pass and parts of SR/CR30.  This ordinance limits RVs to Highland View, Oak Grove, Jones Homestead portions of SR/CR30a and Northern Gulf County.
