Cape San Blas had a significant slow down in April compared to March.  Aside from a Gulf front sale on Cape San Blas North, the Cape San Blas South market accounted for all of our sales.  The Gulf front gave us a nice increase to the average sales price of $358,100 in a mere 9 day marketing period.  With the beginning of May upon us, we’ve gather 7 contracts thus far. While lots sells fell, homes sales rose!  Cape San Blas North brought 7 sales (2 Gulf front), C30 and Indian Pass (1 Gulf front) each closed two homes and Cape San Blas South delivered the 12th sale for this market.  Combined these homes delivered an average sales price of $1,015,250 in an average of 140 days.  May looks good with 10 homes under contact, leaving 139 for the taking.   

North Gulf County also saw a great decrease in lot sales compared to March.  Wewa sub area closed 3 lots (2 were mismarked), while Dalkeith and Overstreet North each closed one, for a total of 5 sales.  The average sales price was $76,315 compliments of two improved lot sales and the 4 acre parcel in Dalkeith. These sales averaged 68 days on market. Things are looking good for May with 11 contracts on hand.  As of now we have 71 lots available.  Also a decrease from last month but another 5 sales for this market.  The City of Wewa delivered 3 sales (one mismarked) including my daughter and new son in laws first home purchase! 😊 White City and Wewa each brought two sales, the Wewa home is already back on market.  The sales averaged $238,600 in a 148 day marketing period. May is off to a better start than we saw in April, with 6 homes under contract.  The North Gulf County market has 33 homes to offer

Port St Joe closed two neighboring lots in the City, at $89,250 each after 88 days.  There are 6 lots under contract and 28 available.  Of the 14 homes sold, 13 were in the City and mostly new construction with one new construction sale in the Jones Homestead sub area. The average sales price was $337,950 over a 229 day marketing period. We have another 12 homes under contact and a whopping 105 available.

Mexico Beach land sales haven’t offered many bragging rights lately.  In April, there were two sales, one in Mexico Beach and the other in St Joe Beach.  The two averaged a sales price of $238,750 with an average of 252 days on market. Looks as if May could restore some of those bragging rights with 12 lots under contract!  As in many of our other markets, there’s no shortage of options; see the 130 lots available here.  There was no shortage of home sales for this market; we had 26 closings in April!  Mexico Beach accounted for 14 sales (2 Gulf front, 3 canal front), WindMark Beach closed 9 homes and St Joe Beach closed the final 3.  The average sales price was $715,345 over a 150 day marketing period. As in land sales, home sales for May look good with 33 under contract!  Jump on the bandwagon and grab one of the 235 available.
