Cape San Blas remained steady with 19 lot sales in April! Cape San Blas North closed 8 of these lots (1 Bay front),  C30 closed 6 lots, Cape San Blas South 4 (1 Bay front), and Indian Pass closed our final.  The average days on market was 36 with an average sales price down a bit to $161,400.  There are now 25 lots under contract.  This leaves us with 77 properties to sell, which is an increase from March.  The Cape San Blas residential market closed 17 homes.  Cape San Blas North (5 Gulf front) and South (1 Bay front) each brought 7 sales to the table, Indian Pass 2, and C30 one.  The lot sales average sales price was $1,096,665 and 36 days on market.  As of now there are 29 homes under contract and 26 available.  With Spring behind us and Summer on its way, we are seeing an increase in listings!

North Gulf County closed 10 lots in April.  Wewa and City of Wewa each closed 3, Overstreet North closed 2 (1 Lake front), while Howard Creek and White City each closed 1.  The average sales price was up a touch to $36,900 and 63 days on market.  Contacts are remaining consistent with 25 on hand.   New listings in this realm seem to be slowing with only 93 lots remaining.  We are struggling to find 2-5 acre unrestricted lots in this market.  The North Gulf County residential market is performing nicely with 11 closings.  The City of Wewa sub area closed 5 homes (1 River front), Howard Creek 3, while Honeyville & White City each closed 1.  The average sales price increased from March’s low $107,929 to $186,045 in April with 78 days on market.  Many of the homes previously under contract have closed or gone back on market in viewing the 10 currently under contract, leaving 23 to choose from.  

Port St Joe closed 5 lots in April.  Once again 3 sales for the City of PSJ and two RV lots in Highland View.  The average sales price was $120,450 with just 9 days on market.  There are currently 4 lots under contract.  We have 22 vacant lots available with only one RV friendly.  Port St Joe residential market wasn’t quite as strong in April as March, but not far off with 11 sales.  One of those sales was in Oak Grove, while the remaining 10 were in the City of PSJ sub area.  Several homes still moving in the Arazzo development on Garrison Avenue.  The average sales price was $318,475 and 82 days on market.  Lord willing, all 28 under contract will make it to closing for a May blow out!  As of now we have 31 homes on market, predominately existing homes but a few a Arrazo units and the new Overlook condos in Highland View are coming along nicely and available for pre construction purchase.

Mexico Beach cooled off a touch with 21 lot sales in April.  Once again, Mexico Beach sub area dominated with 17 sales (3 Gulf front), St Joe Beach and Beacon Hill each closed two sales.  These sales averaged a price of $475,124 with 60 days on market.  The Gulf front sales in this market boosted the average sales price this month.  There are currently only 11 lots under contract.  Vacant land options are ‘somewhat’ plentiful with 54 on market.  Mexico Beach residential market had a repeat of March with another 21 closings .  The average sales price was $524,038 and 25 days on market.  There are 44 homes under contract and 49 left on market.
