Cape San Blas moved 38 lots in April. The Cape San Blas North sub area closed 19 of these lots (3 Bay front, 2 Gulf front), the C30 corridor closed 11 (1 Gulf front), South Cape San Blas 8 (1 Gulf front). The average sales price was $151,509 and 95 days on market. This market is going CRAZY, there are now 113 lots under contract!! Leaving just 72 on market! Residential sales were identical in March and April with 24 closing. Cape San Blas North had 11 sales (1 Gulf front), Indian Pass closed 3 homes (1 Gulf front), Cape San Blas South (3 Gulf front) and C30 corridor (2 Gulf front) each closed 5. The average sales price was $750,029 and 45 days on market. There are another 43 homes under contract and just 18 on market.
North Gulf County had an amazing April with 14 lots sales. Wewahitchka sub area 2 lots (1 Lake front), City of Wewa sold 4 lots and Overstreet North sold 8 lots (2 Lake front, 1 Creek front). The average sales price was $36,607 with 138 days on market. As of now we have 11 lots under contract. This market still has a decent share of lots to choose from, see all 71 here. Home sales increased by one for a total of 7 sales in April. Howard Creek closed 3 homes, City of Wewa 2 and Wewa and White City each closed one. The average sales price fell back into its typical range at $146,679 and 278 days on market. There are currently 14 homes under contract and 17 available.
Port St Joe had a rise to 11 lot sales in April. City of Port St Joe closed 5, Oak Grove and Highland View closed 2 RV lots and Jones Homestead closed 1. The average sales price was $90,209 and 145 days on market. As of now there are 16 lots under contract, most of which will be TruLand Homes, this leaves 30 on market. There were 10 homes sold in this market last month all in the City of PSJ sub area. The average sales price of $261,673 and 48 days on market. There are 16 homes under contract and 28 homes remaining.
Mexico Beach closed 37 lots in April. The Mexico Beach sub area closed 24 of these lots, St Joe Beach another 11, Beacon Hill and Overstreet South each closed one. The average sales price was $172,969 and 133 days on market. There are a whopping 43 lots currently under contract. Check out the 54 remaining here. The residential market saw a slight dip in sales with just 20 closings. The Mexico Beach sub area closed 13 of these homes, Beacon Hill and WindMark Beach 2 each, and St Joe Beach 3, one being a damaged Gulf front. The average sales price was $380,378 with 37 days on market. We now have 51 homes under contract and 26 still available.
Gulf County had another 46 new Covid cases in April! Appears even the Spring Break travelers stayed safe and healthy!
